One Mill Street

A large development which is approximately a four minute walk from campus.

One Mill Street is a large, modern development. Situated round the corner from the Leeds College of Music, it takes approximately four minutes to walk.

Four or five bed flats are available with a choice of either shared bathrooms or en-suite.

It is managed by Unipol Student Homes.

Applicants joining us in September 2019 may apply for accommodation from April 2019. Further information will be available here nearer the time.

Please note, we can only accept your applications for accommodation if Leeds College of Music is your first (firm) choice and you currently live outside the West Yorkshire area.

What is included?


  • Utilities: Water is included in the cost of the rent. A £6 weekly energy supplement is paid to Unipol for electricity at the same time as the rent. Usage is monitored monthly and refunds are made if overpayment is made. 
  • Wifi. Free of charge in all flats. 
  • Insurance: Your rental agreement includes contents insurance. with Endsleigh.

Living Spaces 

  • Kitchen: Includes washer/ dryer machine, fridge freezer, oven, ironing board, vacuum cleaner, flat screen TV with licence. 
  • Kitchen Storage: Your own cupboard, fridge and freezer space. 
  • Bedroom: Comfy three quarter-size bed (requires double bedding), wardrobe, chest of drawers, bedside cabinet, bookcase, desk and chair. 
  • En-suite Bathroom: Shower, basin, mirror, toilet and towel rail. 
  • Shared bathroom Bath and shower, toilet, basin, mirror and towel rail.

What you need to provide

One Mill Street is approximately a four minute walk from the conservatoire and a short walk to the wide variety of bars, pubs, clubs and restaurants that Leeds city centre has to offer. 


Located a short walk from Leeds bus and coach station One Mill Street is conveniently located close to the hustle and bustle of the City Centre. There is a small car park on site with a permit scheme in operation along with ample secure cycle storage. 


One Mill Street is a short walk from Leeds’ vibrant City Centre close to Leeds Independent district the Corn Exchange is a five minute walk away from One Mill Street. Alternatively visit the historic Kirkgate Market for a full range of meat, fish and vegetable stalls. The newly opened Victoria Gate is also within close proximity which contains a new John Lewis store. 

Bars & Restaurants

Leeds City Centre is home to countless bars and restaurants many of which are within walking distance from One Mill Street. Call Lane is located Close to One Mill Street which is close to LCoM favourites Bad Apples and Milo. For the foodies, Kirkgate Market has a newly opened food hall full of independent providers. Trinity Kitchen has a rotating selection of street food outlets.

How to apply for accommodation

From April 2019:

1. Complete the online application form, which will be available here. Use the same form to apply for One Mill Street and Joseph Stones House. If you would prefer a hard copy, please email

2. You will receive a letter by post from the conservatoire with your room number and weekly rent cost. Unipol Student Homes will be informed. 

3. Unipol Student Homes will contact you with details of how you can complete your booking online and they will request a deposit of £225.

4. After the tenancy agreement is signed, Unipol Student Homes will be responsible for your accommodation and any enquiries should be directed to them. Please do not send any payments to the conservatoire.

What happens after August Results Day?

If you meet your required grades: 

    • Unipol Student Homes will contact you about moving in dates and key collection.

If you don’t meet your required grades:

  • Inform us by email at no later than 22 August 2019 so your room can be re-allocated, otherwise you could be liable for the whole years’ rent.
  • Your deposit will be returned to you in full.
What if my application for accommodation is unsuccessful?

If you apply for a room and One Mill Street is full, we will keep a small waiting list in case of vacancies at the last minute, but you will also be supplied with a list of alternatives. 

Usually there are very few withdrawals, so most people will be better applying to other places if they haven’t got a room.

When can I move in?

The starting date of your tenancy will be confirmed on your tenancy document.

How to cancel accommodation

The Tenancy Agreement you will sign is a legally binding document and you will be contractually obliged to pay the rent for the full tenancy period. Under normal circumstances, you will not be released from your contractual obligations even if you leave your course of study and move away from Leeds. 

Once you have signed the Tenancy Agreement, the only acceptable reason for withdrawal will be if you have a conditional offer and don’t get the grades you require to commence your course of study. If this is the case, you must inform us by email at before 22 August 2019 so your room can be reallocated. Failure to inform us by this date may result in you being liable for the full year’s rent. Should serious personal reasons prevent you from taking up your place of study, please contact us for advice. 

We strongly advise you do not apply to live in One Mill Street if you have any doubt that Leeds College of Music is your preferred choice, or you think you may not get the required grades. Please carefully read the terms of the Unipol Student Homes Cancellation Policy.
